Condo security FAQ

How much does a condo intercom system cost?
For full retrofits, expect roughly $200–$500 per unit for a cloud-based system like ButterflyMX or 2N (50-unit building: $15K–$25K; 200-unit: $50K–$100K). On-premise systems (Aiphone IXG, Comelit) run $250–$450 per unit but no monthly fee. A single-entry replacement is usually $4K–$9K. We always quote itemized, not bundled.
Can we replace our old buzzer with smartphone intercom without rewiring?
Usually yes. Most legacy buzzer systems run on 2-wire cabling that’s reusable with modern cloud intercoms (2N IP Force, Aiphone IX series with bridges, BAS-IP). No drywall work, minimal disruption. Some buildings benefit from a fresh Cat6 run to the lobby panel for HD video — we recommend it for buildings 100+ units.
ButterflyMX vs Aiphone IXG vs 2N — which is best?
ButterflyMX wins for new buildings and tech-comfortable demographics — mobile-first, lowest hardware cost, monthly subscription. Aiphone IXG is best for buildings that want hardware suites in units and no per-unit monthly fees. 2N is the middle ground — mobile app + optional in-unit answering stations, no monthly fee on the base tier. We pick based on resident demographics and board preferences for OpEx vs CapEx.
Do residents still have a physical handset in the unit?
It depends on the system. Cloud intercoms (ButterflyMX, Swiftlane) are smartphone-only by default but offer optional in-unit tablets. Aiphone IXG, BAS-IP, and Comelit include in-unit answering stations if you want them. We usually deploy hybrid: smartphone primary, in-unit station for residents who don’t use smartphones (~10–20% of buildings).
What happens if the internet goes down?
Cloud intercoms (ButterflyMX, 2N cloud) fail to a local-only mode — lobby panel still operates, but smartphone calling pauses until internet returns. Access control fobs and cards keep working (local cache). Cameras keep recording to the on-site NVR. We always recommend a backup LTE connection for buildings where 100% uptime matters (typical add: $80–$120/month).
Do we need board approval for camera placement?
Yes for common-area cameras — the board sets policy under Ontario’s Condominium Act. We provide a written camera placement map and proposed retention policy for the board package. Ontario law restricts pointing cameras at private areas (unit doors generally OK; into windows is not). Audio recording is restricted — we configure systems to comply by default.
How long does installation take in an occupied building?
A 50-unit intercom retrofit usually takes 5–8 working days. 200-unit retrofits run 2–3 weeks. Camera systems are typically 3–5 days for common areas. We work around elevator availability and resident notice periods. Most disruption happens in the lobby and the riser closet — units themselves are usually undisturbed.
How does parking garage access work for visitors?
Residents grant temporary access through the same app they use for the lobby. Visitor enters their plate at the call station, resident approves on phone, gate opens. LPR cameras log every entry. For deliveries and contractors, the property manager creates time-limited codes from the dashboard. No more buzzer slips or fob handoffs.
